In Malaysia, the Industrialized Building System, or IBS, was introduced in 1963. However, the level of acceptance and performance of IBS practices among stakeholders remains relatively low compared to developed countries, despite the government's recommendation of 70% IBS usage in government projects and 50% in private projects. This study aims to develop a PLS-SEM model and to evaluate the performance of IBS practice in construction projects to replace conventional method. A quantitative research approach was adopted, where survey data from 120 participants were collected and analysed using Smart PLS software. The environment had the highest content validity (AVE) score of 0.601, according to the model evaluation, which showed adequate convergent validity and significance. Not only that, the analysis also showed that technology, organization, and environment significantly influence by the effectiveness performance of IBS practice in construction projects. The findings of this research provide valuable insights that can contribute to improving IBS practice performance in the construction industry.
